Buying a Home in Charlotte? What to Know Before You Get Pre-Approved

If you’re thinking about buying a home in Charlotte or one of the surrounding communities, getting pre-approved is usually one of the first conversations I recommend having.

But a mortgage pre-approval should be about more than finding out the maximum amount you may be able to borrow.

With about 15 years of underwriting experience, I’ve spent a lot of time looking at mortgage applications from the other side of the process. One thing I’ve learned is that a little preparation upfront can make a big difference once you find the home you want.

Start With the Monthly Payment

It’s natural to begin your Charlotte home search by asking, “How much house can I afford?”

I like to start with another question:

What monthly housing payment are you comfortable with?

Your total payment can include principal and interest, property taxes, homeowners insurance, mortgage insurance when applicable, and HOA dues.

Understanding those numbers upfront can help us establish a price range that fits your overall goals—not just what you may qualify to borrow.

You May Not Need 20% Down

You don’t necessarily need a 20% down payment to buy a home.

Depending on your qualifications, conventional, FHA, VA, USDA, and other financing options may allow for lower down payments. Some Charlotte-area buyers may also have access to down payment or closing cost assistance programs based on eligibility.

The goal is to explore the options available to you rather than assuming there’s only one path to homeownership.

Prepare Before You Find the House

Whether you’re looking in Charlotte, Matthews, Huntersville, Concord, Fort Mill, Rock Hill, or another nearby community, having your financial information organized early can help you be better prepared when it’s time to make an offer.

Depending on your situation, we may review income, assets, credit, employment, and other documentation as part of the pre-approval process.

Treat Pre-Approval Like a Game Plan

A good pre-approval isn’t just a piece of paper to hand your real estate agent. It’s an opportunity to understand your financing and prepare for what comes next.
